Legal Information
Terms & Conditions
These Terms and Conditions govern your use of the DGEES Management website and the information, resources and online features made available through it. They do not replace any property management agreement, tenancy agreement, lease, purchase contract or other agreement entered into separately with DGEES Management, a property owner, tenant, client, brokerage or other party.
Important: These website Terms and Conditions are separate from any property management agreement, residential tenancy agreement, commercial lease, real estate agreement or other contract. If a separate written agreement applies to a particular service or transaction, that agreement governs the relationship to the extent of any inconsistency with these website terms.
Acceptance of These Terms
By accessing or using this website, you acknowledge that you have read, understood and agree to be bound by these Terms and Conditions, together with our Privacy Policy and any other terms expressly incorporated by reference.
If you do not agree with these Terms and Conditions, please discontinue use of the website.
These terms apply only to the extent permitted by applicable law. Nothing in these Terms and Conditions is intended to exclude, restrict or waive a right or remedy that cannot legally be excluded, restricted or waived.

You agree to use the website in accordance with applicable Canadian and Alberta laws and these Terms and Conditions.
General Website Information
Content on this website is provided for general informational purposes. Although DGEES Management strives to provide useful and accurate information, property markets, rental availability, legislation, regulations, fees, property conditions and other circumstances can change.
Website content should not be relied upon as legal, financial, accounting, tax, mortgage, insurance or other regulated professional advice.
You should obtain advice from an appropriately qualified professional when making decisions requiring professional or legal guidance.
Property Management Services
Information describing property management, residential management, commercial management, investor services, tenant placement, leasing, maintenance coordination, inspections, reporting or other services does not itself create a property management relationship.
Property management services are subject to:
- acceptance of the property and client by DGEES Management;
- the applicable service or property management agreement;
- agreed fees, authorizations and service scope;
- property type and location;
- applicable Alberta legislation and regulatory requirements; and
- any additional documents required for the engagement.
Separate Service Agreements Control
Where you enter into a written property management or other service agreement with DGEES Management, that agreement establishes the specific services, obligations, fees, authority and responsibilities applicable to the engagement.
Residential Tenancies and Commercial Leasing
Residential tenancies in Alberta may be governed by the Residential Tenancies Act and its regulations, where applicable. Rights and obligations established by applicable legislation or a valid tenancy agreement are not replaced by these website Terms and Conditions.
A residential tenancy relationship is governed by the applicable tenancy agreement together with Alberta law. Commercial tenancies may be governed by different contractual and legislative requirements.
Information presented on this website about leases, security deposits, inspections, entry, rent, maintenance, notices or tenancy processes is general information only and should not be interpreted as modifying an existing lease or statutory right.
Property Listings and Availability
This website may provide links to property listings, including listings hosted through DGEES Realty or other third-party platforms.
Listing information may include property descriptions, photographs, pricing, rental rates, features, availability and other information supplied by owners, brokerages, listing systems or other sources.
Property availability can change without notice. Displaying a property on this website or a linked listing platform does not guarantee that the property remains available or that an application, offer or transaction will be accepted.
Users should verify material listing information before relying on it in making a leasing, purchasing, selling or investment decision.
Rental Applications and Tenant Screening
Submission of an inquiry or rental application does not guarantee approval, create a tenancy or reserve a property unless expressly confirmed through the applicable process and documentation.
Depending on the property and circumstances, applicants may be asked to provide appropriate information necessary to assess an application.
Application and screening processes will be administered subject to applicable privacy, human-rights, consumer-reporting and other legal requirements.
Applicants are responsible for ensuring that information they provide is truthful, complete and accurate.
Electronic Communications
When you contact DGEES Management through the website, email, online forms or other electronic methods, you consent to receiving responses related to your inquiry, application, tenancy, property, service request or business relationship using appropriate communication methods.
Electronic communication is not guaranteed to be uninterrupted, secure or error-free. Users should not send unnecessary sensitive information through unsecured communication channels.
Formal notices relating to a tenancy or other legal matter must comply with the applicable agreement and legal requirements. Sending a message through a general website form does not necessarily constitute valid service of a legal notice.
Third-Party Websites and Services
This website may contain links to websites, listing platforms, service providers, social networks or other resources operated by third parties.
Third-party websites operate under their own terms, policies and practices. DGEES Management does not control third-party websites and is not responsible for their content, availability, privacy practices, security or operation except to the extent required by applicable law.
Users should review the terms and policies of any third-party service before using it or providing personal information.

Unless otherwise indicated, website content created or owned by DGEES Management, including text, branding, graphics, design elements, photographs, illustrations, icons and original materials, is protected by applicable intellectual-property laws.
You may view and print reasonable portions of the website for personal, non-commercial informational purposes.
You may not reproduce, republish, sell, commercially distribute, modify or create derivative commercial works from protected DGEES content without prior authorization, except where permitted by law.
Third-party trademarks, photographs, listing content or other materials remain the property of their respective owners.

Limitation of Liability
To the fullest extent permitted by applicable law, DGEES Management will not be liable for indirect, incidental, special or consequential losses arising solely from your use of, inability to use, or reliance on general information made available through this website.

Severability
If a provision of these Terms and Conditions is determined to be invalid or unenforceable, the remaining provisions will continue to apply to the extent legally permitted.
No Waiver
A failure by DGEES Management to enforce a provision of these Terms and Conditions on one occasion does not constitute a waiver of the right to enforce that provision on another occasion.
Changes to These Terms
DGEES Management may update these Terms and Conditions from time to time to reflect changes to the website, services, business practices or applicable legal and regulatory requirements.
The effective date shown at the top of this page will indicate when the current version took effect.
